Our focus is on residential properties for rent, which we hold long-term in our own portfolio and develop further ourselves. If your property fits into one of these categories, we will provide you with a specific purchase price indication.
Multi-family and rental properties
Let properties to rent – our core business. From pre-war apartment buildings to post-war construction, in all locations within our acquisition regions.
Residential and commercial buildings
Mixed-use with a focus on residential: Retail units, offices, or surgeries on the ground floor are not a problem for us, as long as the residential proportion is dominant.
Residential complexes and portfolios
Also multiple objects in one transaction – regionally bundled or distributed across our purchasing regions.
Apartment packages
Rented flats in a package, preferably with multiple units in the same economic unit.
Commercial properties with residential units
Selected properties with a predominant residential share. Purely office or commercial properties are not part of our core profile.
Properties with potential
Areas with development or building potential, including with existing buildings or unused attic space.

Condition and Situation
Which is not a disqualifying criterion for us
Many owners wait until their property is „ready for sale“ before selling. With us, this isn't necessary: you don't need to renovate anything beforehand, declutter, or resolve any legal issues. We factor in the costs from the outset.
Maintenance backlog
Roof, pipework, facade, heating: we assess the investment needs and carry out renovations ourselves after purchase.
Vacancy
A property with tenants or a completely empty house – we buy both. For us, vacancy is more potential than risk.
Weak rental occupancy
Rent arrears, old rental agreements well below market rates, conflict-ridden tenancies: we handle these professionally.
Estate and inheritance communities
Multiple owners, a land register that has not yet been corrected, a missing certificate of inheritance: We are patient and will coordinate the schedule. More on our page. Sell inherited property.

Conservation statutes, conversion restrictions, usufruct, rights of way, ongoing proceedings: such constellations are part of our daily lives.

What we look at for the purchase price indication
Our purchase price is not a gut feeling. It is derived from four figures, which we will also disclose to you – so you can understand how the number is arrived at.
Current rents and rental potential
Current net cold rents, contract age, fluctuation, and the realistic gap to market rent. This is the most important value driver.
Building fabric and investment requirements
Year of construction, condition of the roof, facade, pipes and heating, as well as the expenditure we need to budget for in the first few years.
Location and micro-location
Neighbourhood, infrastructure, tenant structure and development in recent years – we assess street segments, not just postcodes.
Legal framework
Conservation statutes, conversion bans, heritage protection, building encumbrances, and land charges all determine what is possible with the property.
Object size and volume
We purchase single residential properties as well as portfolios with multiple properties. Since 2015, we have achieved a purchase volume of more than €100 million, with 14 properties alone in 2025.
Transaction security
We buy without reservation of title and without committee approval. This is not a rating criterion, but the reason why we keep our promises.

What doesn't really fit our purchase profile
To save you the detour: in these situations, we are usually not the right buyer.
Pure commercial and office properties
Properties with no or only a minor residential component – such as pure office buildings, logistics or retail spaces – are not part of our portfolio profile.
Objects outside our regions
Our focus is on Berlin, Brandenburg, Saxony, Saxony-Anhalt and Thuringia. We really know the markets there.
Individual condominiums
A single rented flat rarely works. Several units in one property or a package are a different matter.

Questions about the acquisition profile
Is there a minimum size or volume?
We do not work with rigid thresholds. What is crucial is whether the property fits our portfolio – a small apartment building in a good location can be just as interesting as a portfolio. Give us the address, living space and rental income, and we will tell you within two days if it fits.
Do you also buy houses in need of renovation?
Yes, that is precisely our focus. Backlogs in maintenance, outdated building fabric, and vacancies are not disqualifying factors for us, but rather part of the calculation. We carry out renovations ourselves after purchase and hold the property long-term.
Do you also buy office buildings in Berlin?
Pure office buildings are not part of our acquisition profile. We regularly purchase residential and commercial properties with office or retail space on the ground floor, provided that the residential proportion predominates.
What happens after I offer my item?
You will typically receive a non-binding purchase price indication within 48 hours. If the ballpark figure is suitable, a viewing appointment, document check, and a binding offer will follow. It's then usually around six weeks until the notary appointment.
Will I incur any costs or commission?
No. We buy directly for our own inventory. There is no brokerage contract, no commission, and no cost for the purchase price indication.
How discreet is the sale?
Without a prospectus, without a portal listing, and without viewing groups. Tenants, neighbours and competitors will only find out about the sale when you want them to.
