Our approach
Long-term ownership changes the way you look at sustainability
Rosenbaum Group acquires residential real estate, develops it further and holds it in its own portfolio for the long term. A holding period of at least ten years as a rule fundamentally changes the way we look at sustainability: what we do – or fail to do – to a building today is something we ourselves are accountable for, economically, technically and towards the people who live there.
We therefore do not regard ESG as a reporting obligation, but as part of our investment decision. Energy performance, deferred maintenance, tenant structure and location already feed into our acquisition review and subsequently determine which measures we prioritise during the optimisation phase.
What ESG means for us in practice
Environmental We reduce the energy and resource consumption of our properties, improve the building fabric and progressively switch supply to renewable sources.
Social We preserve and modernise affordable housing in Central Germany, maintain a fair relationship with our tenants and take responsibility for our employees.
Governance As an owner-managed family business, we take decisions with short reporting lines, clear responsibilities and transparent documentation towards banks and business partners.
Responsibility and governance
At Rosenbaum Group, ESG is a management board responsibility. The board is accountable for objectives, measures and communication with partners. Implementation takes place together with our asset and property management teams, who know the assets and oversee the measures on site.
We are not a large corporate subject to mandatory reporting. Nevertheless, we deliberately align ourselves with the topics that financing partners, investors and business partners ask about today, and we are expanding our data basis step by step.

Environment
Electricity and energy
All properties in our portfolio have been switched to renewable electricity. The communal electricity supply in our buildings is therefore fully covered by renewable sources.
In parallel, we are working on the energy efficiency of the buildings: energy-saving lighting with demand-based controls, optimisation and replacement of heating systems, and the assessment of photovoltaics and modern heat generation in the course of larger refurbishments.
Refurbishment instead of land take
The most sustainable square metre is the one that has already been built. We predominantly acquire assets with deferred maintenance and bring them back to a contemporary standard rather than sealing new land. We prioritise roof, façade, windows and building services according to their actual condition and their impact on energy consumption.
The embodied energy avoided in this way is a significant and frequently underestimated contribution to climate protection in the building sector.
Consumption data and modernisation pathway
We systematically record energy performance certificates and consumption data for our properties in order to identify weaknesses and base refurbishment decisions on data. Our aim is an asset-level overview of energy demand and carbon intensity as the basis for a realistic modernisation pathway.
In implementing these measures, we make sure that energy improvements and affordable rents are considered together.
Resources in day-to-day operations
In operations we rely on durable materials and on trades and service partners from the region, and therefore on short distances. This is complemented by effective waste separation in our buildings, water-saving fittings when systems are renewed, and near-natural landscaping of open spaces and courtyards wherever conditions allow.
Social
Tenants
Our properties are homes – for people who live there. We are contactable, respond to concerns and keep our commitments. Where works are carried out in occupied buildings, we provide early information on the process and duration and keep disruption to a minimum.
Tenant events and active communication within the neighbourhood are part of asset management for us, because they strengthen the community and residents’ identification with their building.
Housing in Central Germany
Our investment focus lies in Central Germany, and in Saxony-Anhalt in particular. There we preserve and modernise housing – including in locations where other market participants no longer invest.
We see it as part of our responsibility to refurbish these buildings and manage them on a lasting basis, rather than passing them on again in the short term.
Safety, accessibility and quality of space
During modernisation works we improve accessibility and safety wherever structurally feasible: well-lit entrance areas and stairwells, well-maintained courtyards, secure locking systems and the removal of barriers to building access.
Employees and partners
As a family business, we place value on a respectful, fair and open relationship – with tenants, employees and business partners alike. We offer reliable jobs, development opportunities and scope for decision-making, and we prefer to work with regional partners on implementation.
Corporate governance
Owner-managed and long-term oriented
Rosenbaum Group was founded by the brothers Rouven and Rafael Rosenbaum and is still run by them today. Ownership and responsibility lie in the same hands. This means short decision-making paths – and that the consequences of our decisions remain with us.
Integrity and compliance
We comply with applicable law and our internal rules. This includes meeting anti-money-laundering obligations on acquisition, careful due diligence on contractual partners, a clear approach to conflicts of interest, and a zero-tolerance principle towards corruption and improper advantage.
Data protection and information security
We treat data belonging to tenants, applicants and business partners confidentially and process it exclusively within the framework of the GDPR. Further details can be found in our Privacy Policy. Our digital processes are designed for access protection, data backup and traceability.
ESG in acquisition and asset management
Review prior to acquisition
As early as the desktop review, we assess not only location and economics but also energy performance, deferred maintenance and the structure of an asset. During the on-site inspection we form a real picture of the fabric, building services and surroundings. The full process is described in our Acquisition Process.
Optimisation phase
In the first two to five years after acquisition, we implement the measures with the greatest impact: securing the building fabric, renewing building services, and improving energy efficiency and living quality. This phase determines how the building will fare over the coming decades.
Holding phase
Following optimisation, the property remains in our portfolio for the long term – as a rule for at least ten years. It is this perspective that makes investment in energy efficiency and building fabric commercially viable and creates reliability for our tenants.
Status and further development
We are currently expanding our ESG data basis further and defining measurable targets for energy consumption, carbon intensity and refurbishment rates. This page is updated on an ongoing basis.
